Mike-B ā€¦Flood water inside your house is no joke, itā€™s not just river water, it includes sewerage back wash. Some people wonā€™t be able to return home for over 1 year.

In July 2020 we were flooded by over half a metre; our local, normal for 50 years, benign brook was swamped when two monthā€™s rain fell in 90 minutes. All told twenty houses on four streets were devastated.

An 80-year-old neighbour was evacuated through her downstairs window by firefighters, who were nearly swept off their feet by the force of the water. We didnā€™t, but most had raw sewage through their properties, cars were written off, afterwards everywhere was covered in 10cm of thick, grey mud that dried to a rock-hard concrete consistency after a few days in the summer sun; it stunk. Really stunk. Some didnā€™t have home and contents policies.

It took five months of dehumidifiers running 24/7 to dry out our home. Plaster was stripped off back to the brickwork, the house was rewired; basically our house was gutted completely; the ground floor left as a brick shell. Apart from possessions above the flood line, we lost virtually everything.

Our insurers put us up in a hotel for six weeks, then they paid for us to live in a rental property while the restoration work was completed. Overall the restoration of our three-bed home took fifteen months, and the total cost to the insurers was almost Ā£200k.

During the restoration we had flood-proof doors and windows fitted (PM me if you want details).

I urge everyone to take out sufficient insurance cover. Cutting corners on cost just isnā€™t worth it when one needs to claim (one of our neighbours was way under insured for their home contents, some never took out cover for their expensive garden furniture or garden shed contents (such as expensive bicycles, lawn mowers etc).

Couldnā€™t agree with you more , as a former insurance company employee, I remember how after one very bad storm we stopped sending claims to the regional office and people worked long hours too meet all the claims

( We dealt with them in branch)

A far cry from the image of insurers wanting to avoid claims , you do get what you pay for .

This year costs of insurance are going.through the roof ( sorry for poor analogy) as a result of floods and storms , but I also suspect that insurers are building up reserves

Same thing is happening here, people canā€™t afford to insure.

The couple renting next door due to a fire at their bungalow were pretty shocked at the costs involved in rebuilding.
The builder needed to take down all the ceilingsā€¦ā€¦but they had been artexed. I never knew that for a period of time artex contained asbestos. So asbestos specialist needed to remove and dispose of the ceilings, very time consuming and very costly.

Our previous council trashed a football pitch to build numerous flats all on a flood plain

I know itā€™s never mentioned that council has given permission to build there. They should know better.

Same for us. After testing, the artexed walls and ceilings were found to contain low levels of asbestos, as did the floor tiles. After a specialist removal company came to do the work and stripped the walls back to the brickwork and took down the ceilings, they found dangerous grey asbestos panelling between the ceiling joists.

The removal team told as a rule of thumb, they assume any artex applied before 2000 to contain asbestos.

We had taken out our policy with a new insurer in May, our flood happened in July.

The following year, bearing in mind we had over a Ā£100k claim in progress, we were very apprehensive as the whether we would even get a renewal quote, or whether the quotation would be totally beyond our means.

Believe it or not, compared to the previous year, our renewal quotation actually went DOWN. Stunned, we contacted our insurers, who told us, yes, itā€™s correct, you have been added to the government and insurance industry Flood-Re Scheme.

General question not worth starting a new thread, does anyone know why my per amp keeps selecting cd when my streamer is connected to the tuner input. This is via the app when I press play it is when it changes.

If you are using system automation, it will switch to the CD input when you use the streamer. Why is it plugged into the tuner input?

Itā€™s always been plugged into the turner. Didnā€™t think thereā€™d be a difference. Iā€™ll switch them around.

Simple solutions often work.

I connected up my xs yesterday that I had been using in amp mode. Pressed the buttons (prog and disp) to reset it to factory default. No sound, no lights. Much head scratching and reading of internet ensued. Then looking at the back, noticed that there are two din sockets 5 pin and 4 pin. Ah, Iā€™ll just go and find the link plug then. :grinning:

Iā€™m quite pleased with myself I managed to fix two minor issues with my set up today. Normally when I start to fix things is generally when things get worse.

One a simple fix in the app the other correctly connecting a 4 din to 5 din cable to my pre amp. Both were user errors. :grin:

My av2 went to 99 volume in a movie. Thanks to serviced amps the loudspeakers survived.

First year I can remember that I wonā€™t be seeing any of the kids or grandkids. :frowning:

My eldest daughter has already FaceTimed and Iā€™m sure the rest will later. Just a very low key day here.
